美聯:料私樓新供應減少 將支持樓價
政府公布2020至2021財政年度賣地計劃,美聯物業首席分析師劉嘉輝表示,去年發展商實際吸納土地供應修訂為12,190伙,佔財年約78%左右。事實上,發展商實際吸納土地供應與潛在土地供應往往有一定差距。若以過去九年計算,平均每年發展商實際吸納土地供應佔潛在土地供應約67%左右。以此計算,新一年潛在土地供應可供興建約15,730個單位,售出土地供應可建的單位數目可能只有約10,500伙,即使以最高2017至2018年度約80%比率計算,亦只是約12,500多個,相信最終勢遠低於過去九年平均數18,600餘伙水平。隨著新供應減少,將成為支持樓價的其一因素。
