「美聯樓價指數」最新報167.69點,按周跌0.07%,連跌四星期;若與四星期前相比,則跌0.8%;而本年迄今跌2.28%。 「美聯樓價指數」按周下跌,主要受港島及九龍樓價下跌的影響。若以3區劃分,「美聯港島樓價指數」最新報178.51點,按周跌0.53%;較四星期前亦跌1.12%,而該區本年迄今樓價跌3.08%。 「美聯九龍樓價指數」最新報170.00點,按周跌0.11%;較四星期前更跌1.75%,而該區本年迄今樓價跌2.29%。 反觀,「美聯新界樓價指數」最新報155.73點,按周升0.15%;比起四星期前亦升0.01%,惟該區樓價本年迄今仍跌1.96%。 「美聯信心指數」(MCI)最新報53.1點,按周微增0.1點,微升0.2%。美聯物業首席分析師劉嘉輝指出,減價盤變化不大,信心指數於現水平反覆徘徊,並連續九星期於52點至54點之間窄幅上落,表現相當平穩。 根據美聯物業網站的減價盤比率反映,在全港3區之中,新界區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是杏花村、荃灣、荔枝角。 若以單位面積劃分,減價盤比率首3位排名連續3星期不變,減價盤比率最多的是實用面積約431至約752平方呎的B類單位;其次是實用面積約430平方呎或以下的A類單位;緊隨其後的是實用面積介乎約753至約1,075平方呎的C類單位。
